TO STAGE YOUR HOME OR NOT TO STAGE WHEN SELLING

Selling your home in Buffalo Grove or the surrounding areas is not easy these days. One way to increase your chances of selling and selling for a better price is to use staging. Staging basically is setting up your home and property to show in the best possible light to potential buyers.

Staging your home does not have to be expensive, the cost can be as low as $250 to $2500 or more. Statistics show that 95% of staged homes will sell twice as fast as fast and for 5-10% more money. For an average home, that’s a $30,000-$50,000 increase in sale price.

With this type of windfall, how can one not afford to invest in home staging? What matters the most is removing the clutter that may exist, emphasizing as much space as you can in your home, and creating an environment where a buyer could envision a home that they can move in right away.

Staging must start from the exterior of of the home. Since the exterior is what most prospect buyers would see first, this is the most important aspect to focus on initially. Creating a nice appealing front yard with basic landscape if you have one, would be ideal. Adding some lighting, spray washing the exterior or painting if needed.

For the interior, adding a neutral paint color seems to work best, spacing out furniture, removing any clutter from closet space, and cleaning up all spaces is very important.

Does Warren Buffet Say Buy a Home in Buffalo Grove?

Well Warren Buffet doesn’t exactly say buy a home in Buffalo Grove but he thinks real estate has a bright future. I have been selling Buffalo Grove area properties for more than 30 years and I’m convinced now is a great time to buy. I found this piece from Warren buffet because it is my job to be optimistic but he is an accepted expert.

Warren Buffet predicts Real Estate Rebound in 2011

If the oracle of Omaha, Warren buffet is correct, the residential real estate market will rebound in 2011. Buffet, in his letter to Berkshire Hathway stock holders thinks that the demand curve will turn at that point and residential markets will start to improve.

Buffet wrote that prices will remain below bubble levels, of course, but for every seller or lender hurt by this there will be a buyer who benefits. Many families that couldn’t afford to buy an appropriate home a few years ago now find it well within their means to do so.

Very few times in life does such a great opportunity to buy come around. Call Ed Garfield or Sharon Benjamin to find a great deal on Buffalo Grove real estate while you still can.

A Single Woman has a 1 in 5 chance of Buying your Buffalo Grove Home

Single buyers

Single women are 20% of real estate buyers

What if I told you that last year 21% of home purchases were made by single women, while unwed males were 10% of the buyers? This was actually actually contained in a report by the National Association of Realtors. This is a dramatic shift from 1981 which was the first year the numbers were tracked. In 1981 single women and single men each accounted for 10% of home sales.

Some industry professionals have been slow to take note of the single woman purchaser phenomena in real estate. The numbers have held steady at 20% for more than 5 years. The Urban Land Institute reminded Realtors® at its’ conference in late April to expect big numbers of young single buyers.

When you work with Ed Garfield and Sharon Benjamin to sell your property you can count on decorating and staging advice to attract the most likely buyers and on experience to close the sale.
