SHORT SALES ARE ANYTHING BUT
Today I showed houses in Des Plaines to a couple. Most of the homes I showed were short sales. A short sale is a situation where the sale proceeds are less (short) of what is owed on the mortgage.
Probably the biggest difference between a short sale and a regular home sale is that the process can take much longer. Since the the decision to accept an offer is being made at least in part by a financial institution, it can take weeks or even months to get an answer. If you want to be in a new home fairly soon, don’t waste your time considering short sales. If you can wait a short sale can be a good deal.

Median home prices rise, trends positive
In my continuing series of why to buy in Buffalo Grove now I give you some more statistics to ponder. I’m suggesting that Buffalo Grove real estate is a great bargain right now. Look at the latest statistics. Even the press is positive.
The median price of homes sold in Chicago area rose 3.2 percent in April from a year earlier.
The first annual increase in nearly two years The Illinois Association of Realtors said Monday.
The median price of existing single family homes and condominiiums sold in Chicago was
$225,000 last month. Sales spiked 41.1 per cent to 1,985 as buyers took advantage of federal
tax credits. In the Chicago area Nearly half of Illinois counties reported home price gains. including
Cook and Lake counties.

A Single Woman has a 1 in 5 chance of Buying your Buffalo Grove Home
What if I told you that last year 21% of home purchases were made by single women, while unwed males were 10% of the buyers? This was actually actually contained in a report by the National Association of Realtors. This is a dramatic shift from 1981 which was the first year the numbers were tracked. In 1981 single women and single men each accounted for 10% of home sales.

Experts Predicting Rising Real Estate Prices

John Paulson the hedge-fund manager who made $15 billion shorting the real estate market, said that he expects housing prices to rise between 3-5 percent this year and another 8 to12 percent in 2011. Paulson, said home ownership is the most affordable it has been in 50 years. He said residential real estate is 60 percent more affordable than it was at the peak of the housing bubble.

Buffalo Grove Real Estate Sales Activity Rising
There were 19 single family properties in Buffalo Grove that were reported sold in April with an average sale price of $390,627. The average sale price was a very respectable 95% of asking price.
Attached properties, condos and townhomes, in Buffalo Grove had an average sale price of $156,418 based on 20 sales. For condos and townhomes the ratio of list price to sale price was 90%.
Based on over 30 years experience as a Buffalo Grove Realtor I have a strong feeling that number of sales and prices will continue to increase.
